Brickflow & LandTech land £2.39m refinance on Wight

Brickflow and LandTech have completed a £2.39 million land bridge refinance for a residential scheme on the Isle of Wight using their integrated finance search tool. The deal is the first documented result since Brickflow's funding marketplace was embedded in LandTech's LandInsight platform.

The refinance was arranged for a developer working with a broker on a site with planning consent for 72 homes. Fiduciam provided the facility, which completed in three weeks after the borrower searched for funding within LandInsight.

The borrower had used LandInsight to assess the site and take it through planning, but then faced a refinancing deadline with just one month remaining on an existing bridging facility. The incumbent lender could not extend the loan, and the site's location reduced the number of lenders willing to consider the case.

With some lenders excluding the Isle of Wight from their criteria, the borrower needed to secure alternative funding quickly from a narrower pool of providers. Brickflow said its Funding tab returned terms from four lenders in a single search, allowing the broker and borrower to compare options without leaving the appraisal platform.

Embedded search

The integration between the two property technology groups went live in April. It places Brickflow's lender marketplace inside LandInsight, where users can search live rates and criteria from more than 150 specialist lenders while reviewing development sites.

The aim is to link site assessment and debt sourcing in a single workflow. Instead of approaching lenders one by one, users can filter by factors such as location, asset type and timing before sending an enquiry.

In this case, that process helped speed up the funding search when time was limited. The borrower then proceeded with Fiduciam for the £2.39 million refinance.

Brickflow describes its platform as a marketplace for commercial property finance, used by brokers and borrowers to compare specialist lending terms. LandTech focuses on property intelligence tools used by developers and investors to identify and assess land opportunities.

Urgent timeline

The transaction highlights a common challenge in residential development finance: projects can stall between planning and construction if short-term borrowing cannot be replaced in time. In this case, the site had already secured planning for a 72-home scheme but still required a fresh bridge to keep the project moving.

The Isle of Wight location added complexity because lender criteria in specialist property finance can vary sharply by geography as well as asset class. That can leave borrowers and brokers with fewer realistic options when deadlines are tight.

"This is precisely why we put our technology inside LandInsight. The borrower assessed the site there, took it through planning, and when the funding position became urgent, the whole lending market was already sitting in the platform they were working in," said Frazer Campbell, Chief Revenue Officer at Brickflow.

LandTech said the result shows how funding is becoming more directly tied to the earliest stages of site analysis, particularly for developers trying to avoid delays between appraising land and securing finance.

Preston Tucker, LandFund Operations Manager at LandTech, said: "Identifying the right site is only the first step; securing finance is where projects most often encounter friction, and that friction is at its worst when timing is tight and the asset sits outside standard criteria. Giving our users direct access to a market of 150 lenders inside LandInsight means they can act on that pressure immediately rather than starting a new process from scratch."

LandTech said more than 5,000 property professionals in the UK use its products. Brickflow said its marketplace connects brokers and borrowers with more than 160 specialist lenders, although the companies described the LandInsight integration as giving access to more than 150 lenders through the embedded funding search.

The refinance keeps the consented 72-home scheme in place after the risk of the existing bridge expiring. The debt was arranged on a site that might otherwise have struggled to move forward under the time pressure.

Fiduciam funded the completed facility in three weeks.
